About

A small firm, on purpose.

Most management companies grow by adding doors. We grew by turning them down. It keeps the standard where our owners expect it.

Cream-toned living room in a managed Miami residence

Hearth Key began with two residences and one rule: never take on more homes than we can personally walk through. That rule has survived every year since.

In practice it means owners hear from a person, not a portal. It means housekeeping is inspected rather than assumed. And it means we occasionally tell an owner their residence isn't a fit for short-term letting — which is a better outcome than finding out six months in.

We're based in Miami, Florida & Toronto. Our vendors, cleaners, and maintenance partners are people we have worked with for years, in the same neighborhoods we manage.

What owners can expect.

A capped portfolio

We publish our door count to owners and hold to it. Growth happens by replacement, not accumulation.

Reconciled reporting

Monthly statements that tie out to the cent, with expenses documented and nothing rolled into a vague fee line.
